The strategy
The exchange is won before the sale.
A 1031 exchange lets you defer capital gains tax by reinvesting the proceeds of a sold property into a like-kind replacement. The mechanics are unforgiving: 45 days from closing to identify candidates, 180 days to close on the replacement, and a qualified intermediary holding the funds throughout.
The way to win is to start before you sell. We source replacement candidates early, price them against the market, and have your shortlist ready the day the clock starts. When the deadlines arrive, you are choosing among vetted properties, not scrambling.
- Replacement candidates sourced before you sell
- Coordination with your qualified intermediary and tax advisor
- The 45-day and 180-day calendar managed end to end
The calendar
The deadlines that decide the deal.

Candidates identified, priced, and vetted before the sale closes, so the shortlist is ready.
Sale closes
Proceeds go to the qualified intermediary. The exchange clock starts the day your sale closes.
Identify
Replacement properties identified in writing within 45 days. Your shortlist makes this a formality.
Close
The replacement closes within 180 days, with every deadline managed to the calendar.
1031 exchanges require consultation with a qualified tax advisor and the services of a qualified intermediary. We support the real estate side of the transaction and coordinate with your team around the 45-day identification and 180-day closing deadlines.
Questions investors ask
The exchange, answered.
What is a qualified intermediary, and why do I need one?
A qualified intermediary holds the sale proceeds between your sale and your purchase, which is required for the exchange to qualify. We coordinate with the intermediary and your tax advisor so the funds and the paperwork move correctly.
Can I identify more than one replacement property?
Yes. The rules allow multiple identifications under certain limits, which protects you if a primary candidate falls through. We build your identification list with that protection in mind.
What happens if I miss the 45-day or 180-day deadline?
The exchange fails and the deferred gain becomes taxable, which is why the calendar is managed with discipline. Starting the replacement search before your sale closes is the single best protection against the deadlines.
