City & community overview
Weston is a fully master-planned city of about 26 square miles in southwest Broward County, developed largely in the 1980s and 1990s by Arvida and Disney. It is organized around lakes, golf courses, parks, and gated residential neighborhoods, with a central town center and commercial villages built into the plan. The character is orderly, tree-lined, secure, and deliberately family-oriented.
Weston's population was estimated at 70,674 as of July 1, 2024 and 69,588 as of July 1, 2025 (U.S. Census Bureau QuickFacts, Vintage 2024 and Vintage 2025).
Weston began as a ranch property and was transformed in the 1980s when Arvida, then a Disney company, planned and built it as one of Florida's most complete master-planned communities. It incorporated as a city in 1996. The plan's lakes, parks, and gated neighborhoods were built from the start, and the city's population and reputation for schools grew steadily through the 1990s and 2000s.
Weston has a substantial professional and commercial base along its I-75 corridor and in the city's commercial villages, including the Weston Town Center and regional shopping and dining. Many residents also work in the medical and corporate parks of the western Broward and Miami-Dade corridor.
Weston sits along I-75 and the western edge of the Florida Turnpike, with the Sawgrass Expressway (SR 869) nearby. Downtown Fort Lauderdale is about 30 minutes east, Miami about 40 minutes south, and both Fort Lauderdale-Hollywood and Miami International airports within roughly 30 to 40 minutes.

Lakefront and low-lying lots can fall within flood zones. We verify the current FEMA map and any elevation certificate before advising.
Flood coverage may be required on lakefront and low-lying properties, separate from homeowners insurance. Premiums vary by zone, elevation, and construction.
We review roof age, impact protection, and, for condominiums, the building's reserve funding and post-storm assessment history.
On lakefront and golf-front lots, we assess seawall or shoreline condition, which is a maintenance and resale consideration.
Most communities have HOAs. We review current fees, reserves, rules, and any pending special assessments.
For townhomes and condominiums, we review the association's financials, reserves, and pending assessments before advising.
