Palm Beach

The island: ocean-to-lake estates and old-world glamour.

The neighborhood

Palm Beach is the island town that defined Florida luxury. Ocean on one side, the Lake Worth Lagoon on the other, and a century of grand estates in between, it remains one of the most tightly held and closely watched markets in the country.

The market operates at its own scale. In the first half of 2025, nearly seven in ten single-family sales on the island closed above ten million dollars, with a median single-family sale price of $12.9 million, according to Mansion Global and the Koolik Group. Buyers here expect discretion, permanence, and a team that understands the island's rhythm.

The island divides into distinct sections: the Estate Section's oceanfront compounds, the North End's newer estates, the South End's condominiums, and the lakefront addresses along the Lake Trail. Each carries a different character and price point.

Palm Beach is a network market: many of the best properties trade privately, before they are ever listed. We work the island quietly, through the same channels the island's buyers and sellers trust.

City & community overview

Palm Beach at a glance.

Palm Beach is a barrier island town of about 9,400 residents, connected to West Palm Beach by three bridges. It is the most traditional luxury market in Florida: ocean-to-lake estates, Worth Avenue shopping, the clubs, and a culture of discretion where off-market sales are the norm. Life here is water, golf, and society, conducted at a deliberate pace.

Palm Beach's population was estimated at 9,423 as of July 1, 2025 (U.S. Census Bureau QuickFacts, Vintage 2025).

History

Palm Beach was developed by Henry Flagler in the 1890s, who built the Royal Poinciana Hotel and the Breakers and put the island on the map as a winter colony. Addison Mizner's Mediterranean architecture of the 1920s gave the island its signature style, and it has remained the country's most traditional luxury address ever since.

Commercial districts & employment

Palm Beach has no office economy; its commercial life is Worth Avenue, the island's legendary shopping street, and the hotels and clubs. The island's residents and visitors cross the bridges to West Palm Beach for the county's employment, healthcare, and airport.

Accessibility & getting around

Palm Beach connects to West Palm Beach via the Royal Park, Flagler, and Southern bridges. Palm Beach International Airport is about 15 minutes by car, and the island's roads are quiet and walkable in the town center.

More on local life and things to do

Schools, healthcare & getting around

The essentials in Palm Beach.

Schools

Palm Beach is served by the School District of Palm Beach County. The island has no public high school of its own; Palm Beach Public School serves the elementary grades and older students attend county schools across the bridges, while many island families choose the county's private schools. Assignments are address-specific; we verify the feeder pattern for any property.

Healthcare

Palm Beach's residents cross the bridge to West Palm Beach for care, including St. Mary's Medical Center and Good Samaritan Medical Center, with urgent care and pharmacies on the island and in West Palm Beach.

Transport & airports

Three bridges connect Palm Beach to West Palm Beach: Royal Park, Flagler, and Southern. Palm Beach International Airport is about 15 minutes by car, and the island's town center is walkable.

Relocation guide

Waterfront, insurance & ownership

What to weigh before you buy in Palm Beach.

Palm Beach is ocean and lagoon by definition, and island ownership comes with the highest flood, insurance, and maintenance considerations in Florida. We review these for every property before you commit.

FEMA flood zones

The oceanfront and lakefront lie within FEMA flood zones, with much of the island in the highest-risk categories. We verify the current FEMA map and elevation certificate for any property you consider.

Flood & homeowners insurance

Flood and wind coverage are substantial on the island and separate from each other. Premiums vary by zone, elevation, and exposure; we help you get current quotes before making an offer.

Hurricane preparedness

We review impact glazing, storm readiness, and post-storm history for every estate and building, and the island's evacuation and recovery protocols.

Seawalls & beachfront

Seawall condition, beach erosion, and any coastal construction permits are critical on the ocean and the lagoon. We verify them for every waterfront property.

Condo association health

For condos, association financials, reserves, and pending assessments are critical. We review the documents for every building you consider.

Boating access

The lagoon and the Lake Worth Inlet offer boating access; we verify dock depth, permits, and bridge clearances for your vessel.

Browse all South Florida FAQs

What is the Palm Beach luxury real estate market like?

Palm Beach is the island: ocean-to-lake estates and old-world glamour, with a culture of discretion where off-market is the norm. Inventory is tight, the buyer pool is qualified, and the market moves quietly. It is the most traditional luxury market in Florida.

What are the best neighborhoods on the island of Palm Beach?

The island is divided into the estate sections along the ocean and the lake, with the most desirable addresses offering ocean-to-lake depth. The North End offers newer estates, while the Estate Section near the center holds the classic mansions. Each has a different character and price point.

What is the new construction scene on Palm Beach?

Palm Beach has a steady market for new builds and teardown-and-rebuild estates, with modern architecture appearing alongside the island's classic mansions. New construction is limited by the island's character protections, which keeps existing inventory valuable. Buyers should compare new pricing against recent estate sales.

How do I sell my home on Palm Beach?

Palm Beach homes sell through the network, quietly and to a qualified buyer pool. Price against recent sales on your street and waterway, and market with total discretion. Because inventory is tight and buyers are deliberate, the right buyer often appears through private channels.

What is the lifestyle like on Palm Beach?

Palm Beach is old-world glamour: the ocean, the clubs, Worth Avenue shopping, and a culture of tradition and discretion. Residents live between the water and the island's social scene. It is the address for buyers who want the island lifestyle at its most refined.

What are the best schools near Palm Beach?

Palm Beach feeds into Palm Beach County public schools, and many residents choose the county's top private schools. School assignments are address-specific, so we verify the feeder pattern for any property you consider. For families, the private school decision often shapes the choice.

Are there waterfront homes on Palm Beach?

Yes, the island is defined by its water: oceanfront estates on the east and lakefront estates on the west, with ocean-to-lake properties combining both. Waterfront inventory is the most tightly held in Florida. The best properties offer depth, exposure, and total privacy.

What are the HOA fees like on Palm Beach?

Many Palm Beach estates are not in HOAs, but the newer communities and some condos have association fees. The island's real cost structure is in maintenance, insurance, and staff for large estates. We itemize the full carrying costs for any property you consider.

Is Palm Beach a good investment?

Palm Beach offers extreme scarcity, a wealthy resident base, and a culture of discretion that protects values through market cycles. Inventory is minimal and demand is global. The key is the entry price versus the island's sales evidence, which we assess before you commit.
